    A friendly and comfortable hotel.

    Bar prices very expensive, no good quality beer (eg a local real ale would have been nice, as opposed to the bland keg stuff)

    Helpful attitude of staff; excellent food; wonderful swimming pool facility.

    Lack of lift/elevator facility however this was compensated of by positive attitude of staff in porterage of luggage.

    The room we were given had not been cleaned properly, and looked out onto a brick wall only a few feet away with a huge extraction fan belonging to the leisure centre set in it. We were not impressed and complained. We were then allocated a room across the corridor which overlooked the garden. Why weren't we given this room in the first place?

    The staff were very friendly + helpful. Breakfast was good, dinner in my room average. Room I was first given was poor but requested a change which was arranged immediately + moved to a very nice room. Leisure facilities good.

    it is was it is an old hotel with an unattractive wing added in the sixties, like many old country house hotels.

    At the price the room is clean and comfortable. The location is good for anyone visiting Burnley and surrounding towns.

    As ever, the way the hotel has developed means that it is complete rabbit-warren, with the journey from room to reception/restaurants being down a maze of corridors, involving lots of stairs, and taking an age. While there is free wifi available throughout the hotel it does not seem to have the power to reach all rooms - certainly while I could just see the network in my room, there was insufficient signal strength to actually connect.

    We enjoyed our stay at this hotel very much. Very good value for money in this round - £49 per night, and not per person per night as 99% of British hotels always do, which is really a very bad value for ordinary people who need to plan their budgets during especially economic crunch times. So, we opted for this hotel instead of our usual Travelodge this time, because in this hotel, the spa facilities really added to otheenjoyment of our stay. The room we stayed (No 258) is newly renovated, with lovely gentle romantic blue-effect ceiling down-lighting above the bathtub, very charming ! Wonderful room furnishing, very classy, and we really like the gorgeous lounge and dining room, a very grand period building overall !

    WiFi was rather weak, and was terminated during nights, not convenient for night-owls like us who like working during nights ! Bathroom would be perfect if an extractor fan could be installed, as steam / dampness quickly filled all over the bathroom and blurred the entire large wall-to-wall mirror, when having even just a quick shower.

    The hotel looked grand but in a old kind of way.

    The breakfast staff did not know what they were doing. We asked for white toast and got a cup of tea and eventually ended up with brown toast, we asked for 4 coffees and got 1 which we shared between us. People coming in after us got their coffee and toast before us. I also noticed that people coming in were having to eat their breakfast among the dirty plates from people before.

    convenience of location close to a wedding we were attending.room was very clean and bedding looked new.

    receptionist was a bit abrupt, and the breakfast was lukewarm. plus although we were on the ground floor we had to go up and down many flights of stairs to get to it.

    The Staff were all polite and efficient. The room was warm and comfortable if a little warn in its decor. Breakfast was buffet style with a good selction of both cold and hot. Location was quite even though on a main road as the property is set well back in its own grounds.

    Drinks from the bar were I we thought rather expensive pint of larger and large red wine was £8.90.

    There are no lifts and my room was a long way from reception, I had to go up and down numerous corridors and staircases carrying all of my luggage. The room was very tired, although it was clean. I probably would not stay here again.

    The lack of sleep due to the room being next to the function room. The breakfast you cheap, cold and took over 25 mins to arrive, staff did not care at all. Lack of any kind of staff interaction, had to ask for everything, nothing ever offewred. The room was very old, the roof in the bathroom had no paint on it, all peeled off. Not worth £85 for the stay. Letter of complaint written, no response.
